Loudoun County Properties & Real Estate

Part of the state of Virginia, Loudoun County’s county seat—and by extension, its most urban region—is Leesburg. With just a handful of happening urban areas (specifically in the southwestern tip), much of the county is hilly, rural farmland and dense forest.

 

As of 2020, the estimated population of Loudoun County is 420,959.

 

Loudoun County is bordered by the Potomac River, with the state of Maryland to the east, Fairfax County to the southeast, Fauquier County to the southwest, and Clarke County and the West Virginia border to the north/northwest. Dulles International Airport is located outside of Sterling in the southern portion of Loudoun County, along the Fairfax County border.  


The major roads and highways in Loudoun County are as follows:

  • The I-9, which passes through Hillsboro and exits into West Virginia 
  • The I-7, which comes from Clarke County, twists through Bluemont, Purcellville, and Leesburg, before exiting south into Fairfax County
  • The I-15, which runs north down from Maryland, into Leesburg, and then out into Fauquier County
  • The I-50, which traces the Loudoun County border from Clarke County, moves through Middleburg and Aldie, and then exits into Fairfax County

This list, however, is not exhaustive, as there are a great number of roads that easily connect Loudoun County with the surrounding areas. Residents are easily able to travel in and around the area by public transit and by car. Because Loudoun County is a suburban district, it offers easy access to the more bustling cities, but also offers the best of the beautiful, natural Virginia landscape. 

Real Estate in Loudoun County

As a suburban area, Loudoun County real estate is primarily composed of single-family homes. There are also a good number of beautiful townhomes for sale, often with red brick exteriors, and a small collection of condos to choose from. These multi-family residences are generally located in and around the Leesburg, Sterling, and Ashburn areas—the more urban region of Loudoun County. 

 

In regards to architectural design, townhomes built in this area lean heavily towards the Federal style, with red brick, symmetrical, shuttered windows, and ornamentation over the doorway. Of course, there are also a number of Contemporary builds, should this be more to your taste. Modern styles are also a popular choice for the condominium complexes, as few as they are. 

 

But the biggest draw to Loudoun County is by far the stunning luxury homes, located on private, sprawling lots. These single-family homes, built in any style from Contemporary to Victorian to Farmhouse, offer residents significant acreage and the peace and quiet that comes with it! 

 

The appeal of these properties, other than being tucked away into the Virginia landscape, is that you’re also never too far away from the urban areas of Loudoun County. The region’s intricate network of roads and highways allows for easy access to shops, restaurants, and more. Lovettsville, the county’s northernmost town, is still only about an hour away from the city of Alexandria.

Loudoun County History

Loudoun County has a long, extensive history. Although settlement began in the area as early as 1725, it wouldn’t become Loudoun County until 1757. It was named after John Campbell, who was a nobleman, army officer, and the governor general of Virginia. 

 

During the war of 1812, Loudoun County homed the fifth President of the United States, James Monroe. Loudoun County was also a site of importance during the Civil War, on the side of the Confederacy. 

 

Loudoun County also provided soldiers with provisions during World War I, specifically agricultural. This was the region’s most significant export until the rapid urbanization of the mid-20th century.
